Market Insights

Isle of Palms Real Estate Market

Isle of Palms real estate sits at the intersection of beach lifestyle and Charleston-area convenience. The Connector bridge from Mount Pleasant — and the strong school district — keeps IOP attractive to year-round residents in addition to the second-home and rental investor segments. The result is a more diversified buyer pool than Folly Beach or Sullivan’s Island.

Median home prices on IOP run around $1.65M. Mid-island raised beach houses start in the high $900s; oceanfront homes range from $2.5M to $10M+; Wild Dunes condos start in the high $600s and oceanfront resort homes top $7M. The market has softened from peak but remains structurally constrained — the island is fully built out and inventory turnover is slow.

Living in Isle of Palms

What Makes Isle of Palms Special

Isle of Palms is the family-friendly beach island. Unlike Folly’s bohemian-surfer character, IOP feels like a real residential community that happens to be on the beach. Many homes are owned by Charleston-area families who use them as primary residences or weekend escapes. The school district (Charleston County) has been a major draw for full-time residents.

The lifestyle is centered on the beach, the marina, and the Wild Dunes Resort. Front Beach and the Isle of Palms Marina anchor the central commercial area; Wild Dunes on the east end has its own restaurant and resort facilities. The IOP Connector gives quick access to Mount Pleasant grocery and shopping (15 minutes) and downtown Charleston (25 minutes).

Common Questions

Isle of Palms Real Estate FAQ

What are the IOP school zones?

Isle of Palms is part of Charleston County School District. Sullivan’s Island Elementary, Moultrie Middle School, and Lucy Beckham High serve the area — all consistently among the top schools in the district. Many full-time IOP residents cite the school zones as a primary reason for choosing the island over Folly.

How does the vacation rental market compare to Folly Beach?

Both islands have strong vacation rental markets. IOP tends to attract families and longer-stay renters; Folly attracts younger, weekend-trip renters. IOP is generally more upscale; Folly is more casual. Income potential is comparable per square foot, with IOP slightly higher for oceanfront and Folly slightly higher for affordable mid-week rentals.

What’s Wild Dunes Resort?

Wild Dunes is a gated resort community on the eastern end of Isle of Palms. It includes two Tom Fazio championship golf courses, a marina, tennis, fitness, the Boardwalk Inn and Sweetgrass Inn (Marriott collection), and oceanfront homes and condos. Property within Wild Dunes typically sells at a premium and has its own HOA structure.

How does flood insurance work on IOP?

Most IOP properties are in flood zones (AE or VE for oceanfront). Insurance is required by lenders and varies by elevation and zone. Newer raised homes typically run $1K–$3K annually; older ground-level homes in VE zones can run significantly higher. Many buyers grandfather pre-FIRM rates with elevation certificates.
