About Summerville

Summerville earned its “Flowertown” nickname from the azaleas that bloom each March — the Flowertown Festival is the largest festival in South Carolina. The historic downtown has a true small-town main street with restaurants, shops, and the Saturday morning farmers market. The town has grown steadily through the last two decades, with master-planned communities like Cane Bay Plantation, Carnes Crossroads, Nexton, and Limehouse Village adding thousands of new homes — the broadest selection of new construction in the Charleston metro.

Real estate in Summerville spans the full spectrum — entry-level family homes from the $300s in the master-planned neighborhoods, established mid-priced homes in the $400s–$600s, and historic homes downtown reaching $1M+. Schools are split between Dorchester District 2 (the most desirable) and Berkeley County School District. The trade-off is commute: Summerville is 30–45 minutes to downtown Charleston via I-26, depending on traffic and which part of town you live in. For families prioritizing newer construction, top schools, and value-per-square-foot, Summerville is the obvious answer.

Summerville Real Estate Market

Summerville has been the Charleston metro's growth-by-volume market for the past decade. Major builders — Pulte, Lennar, K. Hovnanian, Saussy Burbank, and others — have added thousands of homes in master-planned communities. The result is the broadest selection of new construction at attainable prices in the metro.

Median home prices in Summerville land in the low $400s. Entry-level family homes start in the $300s in master-planned neighborhoods; mid-priced homes in the $400s–$600s; larger family homes and waterfront properties from $600K to $1M+; historic downtown homes can reach $1M+. The market favors patient buyers because new-construction supply keeps inventory healthy.

Living in Summerville

What Makes Summerville Special

Summerville is the metro's family town. The historic downtown has a real small-town main street — the Saturday farmers market, locally-owned restaurants, the Flowertown Festival each spring. Most residents live in master-planned neighborhoods (Cane Bay, Nexton, Carnes Crossroads, The Ponds) with their own pools, walking trails, and community centers.

The trade-off is commute distance — Summerville is 30–45 minutes from downtown Charleston via I-26 depending on traffic and which part of town. Residents who work in town accept the trade-off for the value, schools (Dorchester District 2 is well-regarded), and family-oriented community feel. Charleston International Airport is about 25 minutes via I-26.

Common Questions

Summerville Real Estate FAQ

Which master-planned community is best?

Cane Bay is the largest with the most amenities; Nexton has the most modern feel and design-forward homes; Carnes Crossroads is more upscale with a town-center setup; The Ponds is more established and family-oriented. Each has tradeoffs — talk to us about your priorities.

Dorchester 2 vs. Berkeley County schools?

Most Summerville master plans are in Dorchester District 2 (DD2), which is consistently among the better metro school districts. Some newer developments — particularly east of Highway 17A — are in Berkeley County School District. School zone is a key factor for many buyers; we always confirm zoning before showing.

How is the commute really?

Honestly, 30–45 minutes to downtown depending on time of day and where in Summerville. Off-peak it’s 30 minutes; rush hour can stretch to 50+. Many residents work in North Charleston or Summerville itself, which keeps commutes shorter. Remote work has helped a lot.

What about flood risk?

Summerville is inland and most properties are in low-risk Zone X. Some areas along the Ashley River and creeks can be in flood zones. Generally lower flood risk and lower insurance costs than coastal Charleston.
