About John’s Island

John’s Island sits between James Island and the barrier islands of Kiawah and Seabrook. The island is large — roughly 84 square miles — and retains a rural, agricultural feel in many sections, including the famous Angel Oak Tree (a 400-year-old live oak open to the public). New growth is concentrated along Maybank Highway and Bohicket Road, with master-planned neighborhoods like Stonoview, Brownswood Farms, The Cottages on Marshfield, and the older Headquarters Plantation.

Home prices on John’s Island span widely — from the high $300s for older homes off Maybank to $1M+ for newer waterfront construction in places like The Cottages or homes near the Stono River. The island’s growth is steady but the lifestyle is still distinctly slower than across the river. John’s Island is also the gateway to Kiawah (15 minutes) and Seabrook (20 minutes), making it popular with buyers who want beach access without paying gated-island prices.

Market Insights

John’s Island Real Estate Market

John's Island has been one of the metro's growth markets for the past decade. As Mount Pleasant and Daniel Island maxed out and prices rose, buyers and developers turned to John's Island for newer construction at lower price points. The market has expanded substantially without losing its rural character in many sections.

Median home prices on John's Island land in the high $500s. Older country homes start in the high $300s; mid-priced master-planned homes $500K–$800K; newer construction $700K–$1.2M; waterfront and creek-front properties from $1M to $4M+. The pace of new development means inventory is healthier than on neighboring islands.

Living in John’s Island

What Makes John’s Island Special

John's Island is the metro's largest island and retains a distinctly rural, agricultural feel in many sections. The Angel Oak (a 400-year-old live oak open to the public) and the working farms and oyster docks set the tone. Maybank Highway and Bohicket Road are the main commercial corridors; otherwise the island is quiet, with long stretches of marsh, woods, and open land.

Residents typically come for the space and the price-per-square-foot, plus the gateway access to Kiawah and Seabrook beaches. Charleston County schools serve the area; Angel Oak Elementary and St. John's High are the main public schools. New developments are bringing new amenities — pools, walking trails, community centers — to a place that historically had none.

Common Questions

John’s Island Real Estate FAQ

Is John’s Island still rural?

Large parts of the island remain rural, especially north of Maybank Highway and in the central section. New development is concentrated along Maybank, Bohicket Road, and the southern half. Buyers can still find country properties on multiple acres, working farms, and equestrian-friendly land within 20 minutes of downtown.

What about commute and traffic?

The main commute route is Maybank Highway → James Island Connector → downtown, about 20 minutes off-peak. The Maybank corridor can back up during morning and afternoon rush hours, particularly between Main Road and the Stono Bridge. Most residents accept the trade-off for the price and lifestyle.

How do schools compare?

John’s Island is part of Charleston County School District. Angel Oak Elementary and St. John’s High School are the main public options. Schools are improving but still rate below Mount Pleasant or downtown peers; some families opt for the Charleston Charter School for Math and Science or private options.

What about flood risk?

Parts of John’s Island — particularly along the Stono and Kiawah Rivers and the marsh edges — are in flood zones. Interior neighborhoods are typically in Zone X. We help every buyer understand their specific flood zone before closing.
